AREA 03 / REGULAR WORKING TERRITORY

WHEN THE BRIEF IS UNUSUAL, THE MEASUREMENTS CANNOT BE.

Lanseria and Nooitgedacht combine new development with established holdings and irregular sites. That creates survey briefs that often need thought before they need pegs.

Unusual instruction. Ordinary discipline: understand it, convert it and check it.

WHY THIS AREA

WHERE MINI CIVILS FITS

The area suits the three core activities particularly well: capture what exists, transfer the design to the ground and verify what was built.

Mini Civils works here from the West Rand and considers the access, programme and required deliverable before deciding how the fieldwork should be arranged.

THE AREA IN MOTION // LANSERIA

AN AIRPORT, OPEN GROUND AND DEVELOPMENT PRESSURE.

Lanseria and Nooitgedacht sit where aviation, holdings, estates, logistics routes and ambitious development plans overlap. The result is a place where unusual briefs are becoming less unusual.

Local examples are included as context, not as endorsements or claims of involvement.
01

AVIATION / ACCESS

THE GRASS STRIP DID NOT STAY SMALL.

Lanseria International Airport changed the reach of the area and continues to shape surrounding access, hospitality, commercial activity and development expectations.

02

HOLDINGS / ESTATES

THE OLD PATTERN HAS NOT DISAPPEARED.

Smallholdings, equestrian properties and established homes still sit between newer estates and commercial sites. Topography must record what is actually there, not what a neat development diagram suggests.

03

DESIGN / ORIENTATION

SOME BRIEFS BEGIN WITH AN IDEA, NOT A GRID.

A house orientated from Feng Shui guidance is an extreme but useful example: the intent first has to be understood, then translated into coordinates and construction positions that can be checked.

GROUND NOTE // LANSERIA

THE INTERNATIONAL AIRPORT STARTED AS A GRASS STRIP.

Lanseria’s aviation story began with two enthusiasts and a plan for an alternative airport. Construction started in 1974 with an investment of R2.7 million, and the first operation was little more than a grass-strip airfield. Within a year it was hosting an international aerospace event. The airport later welcomed Nelson Mandela to Johannesburg after his release from prison. Around here, an ambitious idea on open ground did not stay small for long.

THREE CORE ACTIVITIES

ALMOST EVERY SITE QUESTION STARTS HERE.

TYPICAL REQUESTS

WHAT THE WORK MAY INCLUDE

  • Foundation and building orientation
  • Pre-design topographical surveys
  • Road, platform and service set-out
  • Smallholding development information
  • Earthworks checks
  • Completed-work verification

FIELD EVIDENCE // LANSERIA

A FOUNDATION ORIENTATED BY FENG SHUI.

One Lanseria house had to be positioned and orientated from a Feng Shui consultant's guidance. The job was to turn that intent into coordinates, lines and usable construction positions. Different brief. Same obligation to understand before measuring.

Detailed field stories are being prepared for , the forthcoming Mini Civils project portfolio.

ANOTHER ONE OF MY DAD'S SAYINGS

“DON'T BE GREEDY. LET THE SUN SHINE ON EVERYONE.”

NOT EVERY JOB NEEDS TO BE OURS.

We take on work when the scope, programme and travel make sense. If someone in our network is closer, has more suitable equipment or specialises in exactly what the project needs, we will say so and help point the client in the right direction.

The right person. The right equipment. The right job. Zero BS.

SEND THE LOCATION. SEND THE QUESTION.

WE'LL TELL YOU IF IT MAKES SENSE.

Include the site location, what is being built or checked, the approximate site size, available drawings and the required timeframe.
